What We’ll Do:

  • Obtain the proper Short Term Occupancy permits with the City of South Padre Island.

  • Professionally assess your property needs to max income potential

  • Obtain photos & professionally write descriptions

  • Present & market your property across 50+ vacation websites including our own

  • Accept reservations, agreements, payments, & maintenance 24 hours a day, protecting your investment

  • Handle all housekeeping closely following COVID-19 cleaning protocols & rules at no cost to you

  • Provide all linens and towels of the best quality you will find on South Padre Island

  • Provide “contactless” check-ins with our electronic signature agreements & remote lock entry systems as “the new normal” takes shape in rentals. Let us make it EASY.

  • Take care of maintenance that is billed out of rental income normally. This includes the dreaded 2 a.m. “the AC is out!” or the neighbor saying someone is mistreating your home. We don’t put up with nonsense.

  • Provide a monthly statement of all costs & revenue as well as Owner login portal

  • Help you assess any real estate investments prior to purchase at no charge on the Island

  • When we say “full service” we mean you walk out the door and collect a check on the 15th of the month – we do EVERYTHING!

Our Points Of Difference:

  • We use technology only where it makes sense. This means, not where it just “looks or sounds cool.” It’s a real problem in travel/tech businesses….it can run people around.

    Where it does make sense, like touchless check-in or efficiently routing our maids to taking online bookings without speaking to the client… we go “all in.”

  • We handle all Hotel/Motel Occupancy (HOT) tax payments on your behalf to the State of Texas, Cameron County, and local City of South Padre Island agencies. With this, we handle all short term rental permits as required by the City of South Padre Island.

  • We guarantee we return phone calls & emails within 24 hours, if not the same day, if not in true real-time.

    That sounds easy, but on South Padre Island this is nearly impossible to find. When you call us during normal business hours, we answer the phone, and not with someone overseas. By the way, the majority of our staff is Spanish-English bilingual.

    Isn’t it odd that people are afraid or too important to put their personal contact information? Well…the OWNERS are our clients before the guests. We value our Owners and we work for you first.

  • We won’t ‘overpromise’ revenue.

    We will give you an accurate range. We also won’t charge you $35 for a light bulb or overcharge guests for “admin fees” or “cleaning fees” you as an owner never see any $$ from. Very common of discount agencies, except it is a shady way to do business. Basically we won’t nickel and dime

    For this reason, we charge a nominal full-service percentage rate on the rental fee that is transparent to our owners but not discounted. You get what you pay for.

  • We follow Property Management trust-based accounting our Property Management System Barefoot provides. In many States this is required by law, but unfortunately not in Texas. Owner’s rental money is kept securely in a separate account and not used to operate the business nor ‘looted’ in any manner.

  • We believe in word of mouth marketing and using our past client database that is 50,000 + families strong to rent property. After all, “everyone and anyone” can use Airbnb or throw up a website or rookie promote on Facebook. Repeat business is our bread and butter

  • We have passion for providing great vacations to South Padre Island. We love what we do. We are not the biggest but we manually manage rates after applying a rather sophisticated yield management systems to in general dramatically increase occupancy and your montly rental income.

What We Require From Our Owners

  • Wifi & Cable / Satellite Television

  • Electricity, Water, Sewer, Trash (+ natural gas if applicable)

  • Maintain adequate property insurance

  • Maintain our proprietary inventory checklist for guest we provide to you

  • Use Schlage Electronic Locks on wifi for contactless entry & guest safety

We will market your property automatically on all of these 3rd party marketing channels and websites!
